New Homes Need Inspections Too

When it comes to home inspections one frequent mistakes people make is believing that a brand new house does not need a home inspection. Sure the house is new; but that does not mean it has nothing wrong with it. Other things besides time and weather can cause damage. The fact of the matter is that contractors make mistakes. This is where another common mistake about home inspections comes up: it is true that a municipal inspection of the house needs to be done by the local government so that the house can be put on the market. The job of these inspectors to make sure the house meets code. It is not their job to assess the quality of the house.

With this in mind, it is always a good choice to hire an independent home inspector when purchasing a new home. No matter what way you look at it a house is a major investment. While hiring an inspector will cost you a little more, it is worth it. Here are just some of the reasons it is smart to get an inspection with your new home.

  • A poorly installed furnace. This is something that you definitely want looked at. It is not uncommon to find new furnaces that leak carbon monoxide because of mistakes made during installation.
  • Many home inspectors offer discounts if they are doing an inspection on a new house.
  • Faulty vents that allow moisture to stay in. This is especially a problem in the bathrooms.
  • A failing chimney. A poorly installed chimney can mean that the flue that takes the smoke outside is leaking. There are even cases where contractors forget to remove the chimney cover. Both of these would cause obvious issues.
  • Inadequate insulation. If the builder of the house skimped on the insulation that means your money could be seeping out of the walls for as long as you own the house.
  • You can preempt any future problems. Even if you do not think you need an inspection right after you move into your new house, consider one right before the warranty runs out. This way you can ensure that your house lasts longer without you needing to put major money into it.
