The 10 Most Common Home Inspection Concerns: Featuring Austin Inspection Services

Please describe a little bit about your company and the services you offer.

Austin Inspection Services is a full service inspection company. We offer inspections for homes, duplexes, apartment complexes and commercial properties. This also includes pools, hot tubs, sprinkler systems, septic systems, and other amenities. In addition, we offer termite inspections and treatments if necessary and do inspections for municipalities.

Please describe the experience you have.

We began inspecting in Austin and surrounding central Texas area in 1989. In total, we have performed over 120,000 home inspections. We were recognized as affiliate of the year by the Austin board of realtors in 1996 and in 2005. We have been members of the BBB for over 15 years. In addition to being licensed by the Texas Real Este commission, we also hold license with the Texas department of agriculture and the International Code Council. I have personally served on the TREC inspectors advisory board as chairman of the ethics committee.

Please list and describe the 10 Most Common Home Inspection Concerns found in most homes.

Whether a first time home buyer or seasoned investor, the top three concerns for any home are Foundation, drainage and roof. These are typically the most expensive to repair or replace and can cause the most damage to the home.

The next three concerns should be the continuation of the envelope. The exterior cladding or masonry, the windows, and exterior doors. All three of these items contribute to seal and protect the home.

The next three items include the mechanical systems. Air conditioning, heating and ventilation to include hot water heater systems, plumbing and electrical.

Last but not least is health and safety issues such as smoke detectors, Carbon monoxide detectors, plumbing and appliance backflow preventers, Electrical GFCI protection where appropriate, safety glass where appropriate and of course obvious items such as strip hazard around the property and child safety. And the list goes on. Environmental, energy performance and convince of systems operations.

These issues can be prioritized in a different manor but they are the mainstays of any home.
