How to Become a Real Estate Broker in Texas

In order to obtain a real estate broker's license in the state of Texas, you must take and pass college level courses, pass a background check and complete a state given exam. Additionally, anyone that wants to become a real estate broker must have a reals estate sales license and have the number of required sales prior to sitting for the broker's exam.

The first step in obtaining your broker's license is to attend a college that is accredited or a qualified type of education center. You must complete 210 hours of total education with 30 hours of the law of the agency, 30 hours in contract law, 30 hours of practices and principles, 30 hours of the core real estate classes and 60 hours of courses that are related to the subject and that have been approved by the Texas Real Estate Commission (TREC).

Once you have obtained the proper education requirements and received the completion certificates you must submit the information to TREC. In most cases the processing of this paper work takes about two weeks.

While your paperwork is being processed, you should fill out your real estate broker application that is provided by the Texas Real Estate Commission. You can access the forms on the department's website and you can fill them out online for your convenience. The processing of this application usually takes about 10 days. Keep in mind, prior to actively applying for a broker's license you have to hold a salesperson license for a minimum period of two years; this can be within the state of Texas or any other state within the United States.

The next step is to fill out the information packet for real estate broker candidates. This should be returned to the office of the real estate department in Texas. Once the packet has been processed then the candidate will be able to sit for the exam that is given by the state.

The exam that you will take is composed of two different sections. Each candidate must successfully pass both the state and the national parts of the test, or retake the portion that they failed prior to receiving the Texas broker's real estate license.

About Your Broker License

When you achieve your licensing as a Texas real estate broker, you will have achieved the highest licensing status that is issued by the department. Any individual or company that has a Texas broker license has completed the proper education and training. Once you have successfully achieved your Texas broker's license you will be able to hire sales people and run and manage your own real estate broker's office in the state of Texas.

As a broker you will be much more appealing to potential home buyers due to the fact that you have proven you are dedicated to the job and work full time, rather than the part time schedule of a typical real estate salesperson.
